What is a modular home?
Essentially, a modular home is a stick-built home that’s been built in a factory rather than built on-site. After being built off-site, usually in a factory, the home is then transported in pieces to the site and assembled. Modular homes are not mobile homes or manufactured homes. Mobile homes and manufactured homes are not placed on permanent foundations, whereas modular homes are placed on permanent foundations.
What is the benefit of a modular home?
A traditional site-built home is assembled on-site over a span of time, which leaves the home vulnerable to flaws and imperfections resulting from weather effects and hasty construction practices. These small problems can add up to larger issues or worsen over time.
However, a modular home, since it is built in a controlled environment factory setting, experiences no weathering effects during its construction process. Furthermore, when the home is transported to its permanent foundation, the home is typically assembled within a day, which means there is no chance of internal materials being affected by wind, moisture, or sun radiation.
This level of quality control is not possible with traditional stick-built homes, and that’s just one of the benefits.
Differences of modular and mobile homes:
Code: Modular homes are built in accordance to a code based on International Residential Code (IRC), which is the same code adhered to by site builders. Mobile homes, however, are based on Housing & Urban Development (HUD) code, which is much less stringent.
Material Quality: Modular homes use higher quality material. This can include windows, doors, cabinets, and framing, all of which tend to be a higher quality than what would be used for a mobile home.
Appreciating Asset: Modular homes gain value over time, because they are built to last. Mobile homes, on the other hand, are depreciating assets, just like cars and trucks. Buying a home will probably represent the largest purchase a customer ever makes, and we advise being smart in the way that you invest.
Financing: Modular homes are eligible for the same type of financing as pre-existing or site-built homes (which includes turnkey financing), whereas mobile homes are typically financed with less favorable mortgage options.
Cutting-Edge Construction: Modular homes are created using computer-aided design software. The homes can be customized to a customer’s specific needs or they can be based on pre-existing modular home floor plan designs. Mobile homes typically cannot be customized much, if at all, with either design or material choices.
