What is a modular home?

Essentially, a modular home is a stick-built home that’s been built in a factory rather than built on-site. After being built off-site, usually in a factory, the home is then transported in pieces to the site and assembled. Modular homes are not mobile homes or manufactured homes. Mobile homes and manufactured homes are not placed on permanent foundations, whereas modular homes are placed on permanent foundations.

What is the benefit of a modular home?

A traditional site-built home is assembled on-site over a span of time, which leaves the home vulnerable to flaws and imperfections resulting from weather effects and hasty construction practices. These small problems can add up to larger issues or worsen over time.

However, a modular home, since it is built in a controlled environment factory setting, experiences no weathering effects during its construction process. Furthermore, when the home is transported to its permanent foundation, the home is typically assembled within a day, which means there is no chance of internal materials being affected by wind, moisture, or sun radiation.

This level of quality control is not possible with traditional stick-built homes, and that’s just one of the benefits.

If I work with Hallmark Homes, when can I expect my home to be complete?

The average Hallmark Homes project timeline looks like this:

Home planning – 2 to 8 weeks
Financing (if applicable) – 4 to 6 weeks
Order release & preproduction – 4 to 6 weeks
Factory Production & Groundbreaking – 3 to 4 weeks
On-site Completion – 4 to 10 weeks

Does Hallmark Homes offer turnkey financing?

What is the quality of your windows, cabinets, doors, etc.?

We take pride in ensuring each Hallmark Home project is built with inherent value stemming from the quality of our building materials. Every home begins with a baseline of quality that we refer to as our Standard Specifications, which guarantees that each home has a minimum level of quality in accordance with our standards for excellence.

During the design and customization process, customers frequently request upgrades or alternatives to these baseline materials, such as quartz or Corian® countertops, hardwood floors, etc., instead of the baseline materials. We are more than happy to accommodate these changes—and in fact we encourage them, because it’s your house and you should be satisfied with the results.

We provide in-depth industry knowledge on the quality and value of all building materials used in the construction of your house. One of our core strengths as a modular home building is our experience with premium products and our ability to properly install them into your home.

Can I have hardwood floors installed in my home?

Yes, we can offer our customers hardwood floors. Even though carpet and sheet vinyl (also known as linoleum) are our standard floor coverings, Hallmark Homes customers can elect to use any floor type they wish, including various hardwoods (e.g., maple, oak, cherry, etc.), tile, slate, hardwood laminate (e.g., Pergo®, luxury vinyl flooring), or even an upgraded carpet (e.g. Berber) or upgraded sheet vinyl.

Would Hallmark Homes help me purchase land for my home?

We can purchase land on a customer’s behalf so that it’s part of a land & home package. In this scenario, the buyer would not have to take out a separate loan to buy the land. Instead, they are essentially having us buy it on their behalf, which is a benefit because land loans are hard to qualify for and – if the buyer doesn’t have cash to buy the land outright – have high down payments and high interest rates. Many customers find it beneficial for us to buy land for them.

What kind of floor plans does Hallmark Homes offer?

Over the years, we have found that customers often appreciate having the option of using one of our pre-designed floor plans, rather than custom designing their own floor plan. These floor plans vary in square footage, bath and bedroom counts, kitchen layout, architectural design, and so forth. You do not have to strictly adhere to the floor plan and we welcome you to customize them in accordance to your own specific needs. Our design experts will of course assist you with this process.

Can I create a custom floor plan design for my home?

Yes, we welcome customers to talk with us about designing their own unique floor plan for the home. We have designers on staff capable of helping you create a cost-effective floor plan that will exceed your expectations.

What décor selections are available?

The majority of the available colors, patterns, and design samples can be seen firsthand in our model homes, located here at our Topsham, Maine location. For the few materials not featured in our model homes, we will happily refer you to local vendors who have them on display.

Can I finance my home through Hallmark Homes?

Although we do not offer mortgages, we do work with many qualified local lenders who specialize in residential mortgages. We also recommend turnkey financing for customers interested in a cost-effective loan option.

Can Hallmark Homes build garages, decks, porches, etc.?

Yes, we can build them all. During the design phase, you only have to inform us of your interested in adding these options to your build package. Furthermore, if you are a past Hallmark Homes customer, you are more than welcome to contact us for hassle-free building services for any of these additions. Do we sell mobile homes?

No, we are strictly a modular home builder.
